Our story

A house that found
the right spot.

There's a moment that happens on the Chattahoochee — usually somewhere between your second cup of coffee and the first bird call of the morning — when you realize you're completely at ease. That's what Skibo House was built around. Not luxury for its own sake. Just the right place, done right.

We named the house Skibo after the old Scottish tradition of naming a home after its most distinctive characteristic. And the Chattahoochee River, rolling past the back of the property, is about as distinctive as it gets.

The "Hooch" — as Atlantans call it — has shaped this part of Georgia for thousands of years. The name itself comes from Creek Indian words meaning "marked rocks," a reference to the river's painted shoals where Native Americans traded and settled long before Atlanta was a city. In 1864, General Sherman's forces crossed it just north of here before marching south to burn the city. Today it's a National Recreation Area protecting 48 miles of urban river corridor that most Atlanta visitors never find.

Skibo House sits right at the edge of all that history. Close enough to Atlanta to make a dinner reservation on a whim. Far enough from everything to actually hear yourself think.

Everything you need before you arrive.

🗓️ Check-in & check-out

Check-in at 3:00 PM. Check-out at 11:00 AM. Early/late available on request — we'll always try to accommodate.

🐾 Pets

Well-behaved dogs are welcome. Let us know in advance. Small pet fee applies. Keep dogs off the furniture — though we understand that's between you and the dog.

🚭 Smoking

Non-smoking indoors. Outdoor smoking permitted in designated areas away from the main structure.

👥 Occupancy

Please don't exceed the max guest count listed at booking. Events and large gatherings require prior approval.

🔄 Cancellation

Full refund 7+ days before check-in. 50% within 7 days. If something genuine comes up, reach out — we're human about it.

🌊 River safety

The Chattahoochee has a real current. Please supervise children near the water at all times. Life jackets are on the property for water activities.
